THE PROCESS

Consultation

After our initial consultation and desk top survey a quotation will be produced with your desired design requirements.

On acceptance of the quotation, a site survey will be necessary to take existing measurements of your current property.


Generally, plans will consist of 

drawings drafted for planning permission, as well as drawings drafted for building regulations.

After the drawings have been approved by the customer, we will submit the drawings on their behalf to the appropriate authority.

When the drawings have been approved by the local planning council, we will produce drawings for

building regulations.

A bill of quantities  can be produced for your project fully itemised labour, materials & plant. This will help you budget and project manage your build.

Architectural drawings for your planning application prepared from your own DIY sketches and photographs.

Provide us with a sketch of your house, along with some photos and a brief description of what you want to do.

We produce existing and proposed floor plans and elevations for planning submission in around 5 working days with just a £100 deposit.​

If you require building regulations approval, contact us for a quote.

SKETCH

Step 1: Draw the outline of your house and mark the location of any doors and windows – you will need a seperate drawing for each floor. Make sure to measure all doors, windows and any openings – the more  measurements the better !

 Sketch your proposal and try to describe what you require.

E MAIL

Step 3:Email all of your sketches and photographs to us.
We aim to have your initial planning drawings drafted within five working days.

Step 2: Take photographs of each elevation of the house – the more photos the better.

Building an extension, alteration or a conversion is an excellent way to give your growing family more room and versatility with the added space. At the same time, adding value to your home. Sometimes, it’s hard to know where to start & what kind of costs you might incur. Here’s what you need to know.

COMPLEXITY ?

Extensions and alterations are complex projects that include a variety of different  trades from foundations; building walls; plastering; electrics and plumbing carpentry - and that’s before getting to the decoration!. A large variety of things can affect the costs, including your choice of kitchen work tops, windows and bifold doors. With our extension price guide we hope to give you the basic knowledge to start planning your project.

BUDGET COSTS ?

We have broken down different stages of an extension and the costs you may be faced with. The underlying cost relates to the size of the extension being built. The basic price of building an extension is £1,200 to £1,500 per square metre (SQM). So, for a 20 SQM extension (5m x 4m), the cost will range from £24,000 to £30,000. This does NOT include VAT, charged at 20% at the present time. The prices reflect the various materials being used, the complexity of building the design, quality of finish and where in the country you live.

You must allow for the design fees, planning fees and building regulation fees

Design fees vary from £500 to £1500 depending on size of project

Planing fees are currently £206.00 + administration charge.

Buildings regulations vary from £400 to £600.

ESSENTIAL WORK COVERED ?

This price covers the essential parts of the build, constructing the foundations, building the cavity walls, insulating the new structure, plastering, carpentry and installing a basic provision for plumbing and electrics. It will not include any furnishings such as decoration or kitchen / bathroom installations.
Additional cost implications would be any major demolition and supporting steel work moving any service such as drainage, gas & electric meter if necessary.
